LETTING FEE INFORMATION:
From 1st June 2019, we do not charge tenants an up-front administration fee.
We do take a holding deposit of up to one week’s rent, as a holding deposit on the property, which we can hold for 14 days. If the agent or landlord pulls out, that holding deposit will be returned to the tenant.
If the tenant’s application is successful, the holding fee will be given back. However, there are four grounds on which a holding deposit will be withheld by the agent and not returned to the tenant:
1. If the tenant pulls out of the tenancy after referencing but before the contracts are signed.
2. If the tenant fails a Right to Rent check. We are not lawfully as agents and landlords allowed to let property to somebody that doesn't have the right to live in the United Kingdom.
3. If the tenant provides false or misleading information*.
4. If the tenant doesn't enter the agreement by the deadline or the tenant is not responding to telephone calls/emails, or the application is taking longer than 14 days, they would also forfeit the holding deposit.
JH Property Services do not have additional charges for:
Referencing fees or credit checks.
Tenancy agreement fee
Check-in and check-out.
We do not have any additional charges which relate to pets, however, individual landlords may wish to negotiate a higher rental of up to £20 per week.
*This does not mean ‘failing’ referencing. If a tenant provides completely accurate information, but still fails referencing, then the holding deposit will be returned. However, if the tenant has actively lied, we can withhold the holding deposit.
